Here are the basics that are needed to get you started for our first appointment: 1.) Things that I will bring with me the Wells Fargo Documents: Listing Addendum, Contract addendum, Financial Worksheet and the Arms Length Affidavit.
Also there are basic California Association of Realtor (CAR) forms that I will bring with me also: Third Party Authorization, Residential, Income Property or Commercial Listing Agreement, Disclosure of Real Estate Agency Relationship, Short Sale Addendum, Disclosure, 4506t form and Consent of Representation of more than one Buyer or Seller.
What I will need you to gather and have ready for our appointment: 1.) Write a Hardship letter, short sweet and to the point, 3 -4 sentences that describe how or why you have or had a hardship, 2 most recent pay stubs, 2 most recent bank statements, 2 most recent tax returns, Complete Listing Agreement, Purchase Contract
What we will need from Buyer: Purchase Contract, Pre-qualification, Proof of Funds for the down payment and earnest money deposit and the ability to wait throughout the process which on an average is 4-6 months to close escrow depending on the deal.
