The numbers of buying 1-4 units.  Realty Professionals  805-473-0300.  Here are the numbers for 1-4 units from $100k to $800k.  Let’s look at a hypothetical scenario of various properties at different prices, let just say your loan was around 4% Interest rate for approximately 30 years (these numbers will need to be verified by your lender) as a guideline of rough estimate of what you monthly expense(s) might look like and what it would take to get to a break even without utilities or maintenance.   $100,000 loan would be about $472 plus taxes of $104 and insurance of $50 for a grand total of $626.   $200,000 loan would be about $955 plus taxes of $208 and insurance of $50 for a grand total of $1213.   $300,000 loan would be about $1432 plus taxes of 312 and insurance of $50 for a grand total of $1795.   $400,000 loan would be about $1910 plus taxes of 416 and insurance of $75 for a grand total of $2401, each unit would need to be at $1491 on a duplex, $994 on a triplex and $746 on a four unit.  $500,000 loan would be about $2387 plus taxes of $520 and insurance of $75 for a grand total of $2982, each unit would need to be at $1491 on a duplex, $994 on a triplex and $746 on a four unit.   $600,000 loan would be about $2864 plus taxes of $625 and insurance of $75 for a grand total of $3564, each unit would need to be at $1782 on a duplex, $1188 on a triplex and $891 on a four unit.  $700,000 loan would be about $3341 plus taxes of $792 and insurance of $75 for a grand total of $4145, each unit would need to be at $2073 on a duplex, $1382 on a triplex and $1036 on a four unit.   $800,000 loan would be about $3819 plus taxes of $834 and insurance of $75 for a grand total of $4728, each unit would need to be at $2362 on a duplex, $1576 on a triplex and $1182 on a four unit.  For more information about actual numbers that fit your buying profile contact your lender, for all real estate questions call Kevin Jones 805-473-0300
