The Pending listings meaning that they are in escrow but have passed their contingency or inspection time frames are 4 with an average days on market of 52.  The sold properties are at 69 houses sold with an average days on market of 64 with an average sales price of $744,195 and a median price of $625,000.  So what is the difference between average and median?  The average is obtained by adding the numbers up and dividing them by the amount added, where as the median is the middle priced property.  The neighboring cities are Arroyo Grande, Grover Beach, Shell Beach, Oceano, San Luis Obispo, Los Osos and Morro Bay.
