Nipomo Home! All Contingencies Removed! What does that mean? Once the buyer removes their contingencies there is no backing out for them now! Basically we are now in the final stretch! The next step is getting the loan docs to escrow, getting them signed and back to the lender.
Then the next step is getting the loan documents cleared for funding. Once the loan is funded and escrow receives the information from the lender that the loan funded the escrow officer will set the file up for recording.
The recording typically is done in the morning and once the transfer of funds in confirmed then escrow lets everyone know that we are “Confirmed” or we have “Confirmation of Recordation” which just means the legal mumbo jumbo is done and we can turn over the keys from the seller to the buyer.
The only thing left to do is the final documents, closing statements and disbursement of the monies by escrow. Buyers and Sellers need to remember to transfer the utilities.
